What does Roof Associate’s “6-Layer Flat Roof” consist of?
We are very proud of our flat roof systems here! The end result is a seamless and waterproofed high-temp rated polymer rubber roof system with one of the longest warranties in the industry! This roof possesses some of the highest wind resistances, along with an unmatched tensile and elongation rating. Our flat roof systems ordinarily utilize a primer, followed by a 39” roll(s) of high-temperature rated polymer rubbers, staggered against a ply of polyester fleece-topped, high-temperature polymer rubber, where the system is then monolithically waterproofed using a Du-Pont membrane which is saturated in base coats, 3-coursed at all roof protrusions, tie-in points, scuppers, etc. which is then followed by flood layers of the best in class elastomeric roof coatings. This roof does not utilize a stinky hot tar kettle, nor paper felts, nor dangerous propane fire torches. This system follows some of the highest specifications in the industry, and it is manufacturer endorsed and warrantied, and is -as we believe, the best flat roof on the market -period! What options exist to add insulation or fire ratings to a flat roof?
Prior to installing your new flat roof, we can add polyiso foam insulation boards ranging from 1”-8” in height. This insulation board will add a tremendous amount of energy efficiency, while also soundproofing and granting the roof substrate a nice and plane roof substate as a secondary benefit. We can also add (with or without polyiso foam) a cover or HD cover board (as a substrate and bonding need), and/or a primed dens deck that will grant your building a significant fire rating. All flat roofs are different in some regard, so we recommend an onsite visit and conversation to address each need on a case-by-case basis. How do I convert my old roof to accept stone coated metal?
Good news! The needs for change should prove minimal! Our stone coated metal roofs are very lightweight, weighing even less than a basic asphalt shingle -at just basically 1.5 lbs. per sq. foot (as compared to most tile at roughly 10 lbs. per sq. foot). This is major, as if one wanted to convert from say a shingle to a conventional heavy tile roof, a structural engineer would typically be required! Under most circumstances, you will need a minimal roof slope of 3/12 (3” of rise per 12” of span, or approximately 14 degrees) to install our stone coated metal. These roofs also do very well over skip sheathing (usually the case underneath an older cedar shake and/or wood shingle). How long has stone coated roofing been around?
Stone coated roofing was invented in the era of World War II, where galvanized metal was coated in bitumen and then blanketed in organic material – both in attempt to extend the lifespan of the less protected metal and in effort to camouflage the buildings from the opposition’s sight. It worked. A few years later, the system was brought to New Zealand for worldwide production, where the system took a stance on the Americas, parts of Africa and widespread Europe. California has installed the bulk of these systems, being that fire is such a major factor there, as are stronger environmental regulations (this metal is completely recyclable), and so much of the state was originally constructed with wood roofs, with a need for lightweight roofing materials to address earthquake safety measures. In our case, our market benefits in that this material is made next door (currently in Oceanside and Corona, California -but soon to be Texas too), but mostly because it can be installed to be so much more energy efficient than a conventional roof, and it’s lightweight to allow for shingle conversions to tile and other profiles! Stone coated metal is Class A fire rated, with the highest ratings against hail, and it possesses a far stronger resistance to wind. We are also fortunate enough to have the very best of mfg. reps working our area -both the unified steel rep (who installed the very first stone coated roof in America way back in the 1970’s) and our Decra steel rep are the absolute gurus of the trade! Will a stone coated metal roof work well with my solar panels?
Yes! Most of our stone coated metal systems work better and easier with solar panels than any other roof we know of! Intimating at first thought, sure, but we are here to work with any potential solar company you hire, and we’re very confident that we can convince then quite quickly to adapt to our bracketing system -it’s never been easier! The brackets will leave the property owner without the typical vulnerabilities associated with most other roof types too! Why is a new roof so expensive?
Roofing is so costly because of the heavy capital required to be legitimate. So expensive that we believe the majority of our trade operates “under the table” or at least underinsured and with too much exposure to risk. Our job is also incredibly difficult and very dangerous. In fact, US News once defined “…roofing as the 4th most dangerous job in America.” Our workman’s compensation rates are incredibly high (near 20% on top of wage), and good roofers are rare these days -so those that know it demand a premium for their service. We require expensive heavy equipment, and our material costs have just skyrocketed -especially during the pandemic, but know this: our owner Dan has mastered the art of job costing our services. Our prices are therefore constructed with an exact preparation, based on materials, labor, overhead and a modest profit that keeps us in business.
